Specification That Accounts for the Climate

A renovation that would last fifteen years in a temperate climate can fail here in three. Wall temperatures, constant air-conditioning cycling, humidity swings and coastal salt all attack finishes in ways a generic specification never accounts for.

Exterior coatings are chosen for UV and salt resistance rather than shade card alone. Wet-area waterproofing is carried up the wall and flood-tested before tiling. Timber joinery is specified with the humidity cycle in mind so doors still close in August. Electrical loads are checked against the actual air-conditioning and appliance draw rather than assumed from the existing board.
